Our property inspections are designed to provide critical information regarding property condition and status of occupancy. We leverage specialized evaluations and assessments for residential and commercial property to reduce risks, limit losses, and help servicers, lenders, insurers, and agencies to identify and resolve issues early in the process and well before they grow unmanageable.

Our property preservation services ensure the properties we manage are preserved and maintained in a manner that complies with investor and regulatory guidelines, homeowner association (HOA), condo owner association (COA), and municipal codes and requirements. Among other services, we secure the property, remove debris, and conduct regular and seasonally required maintenance, such as leaf and snow removal and pool care.
Our team will secure the property by changing locks on exterior doors, installing lockboxes, boarding windows or doors as needed, securing entrance gates to the property, posting emergency contact notice, securing the pool if applicable, and providing photos of completed work.
We conduct winterizations per client guidelines, including draining hot water tanks, toilets, and all water lines. We use an air compressor to flush out water lines and pressure-test systems for possible leaks. Once flushed, we add an antifreeze agent to all toilets, sinks, drains, and traps. Finally, we secure the water main in the closed position.
A thorough initial clean includes vacuuming carpets, wet mopping vinyl and tile floors, cleaning all sinks, cabinets, countertops, appliances, toilets, bathtubs, showers, and windows. Guardian quickly and efficiently transforms the interior of the property into a ready-to-show condition.
We remove all debris from the interior and exterior of the property along with any hazardous material. Any outside items that detract from curb appeal can be removed, such as by towing away abandoned vehicles.
