We will secure the property to include: changing locks on exterior doors, installing lock box (coded per client requirements), boarding windows or doors as needed, securing entrance gates to property, posting emergency contact notice, securing pool if applicable, and providing photos of completed work.
We conduct winterizations per client guidelines. Winterizing may include, but is not limited to: draining hot water tanks, toilets and all water lines. We use of an air compressor to flush out water lines and pressure-test system for possible leaks. Once flushed, we add Propylene Glycol (antifreeze) to all toilets, sinks, drains and traps. We utilize zip-tie lines to close and secure the water main in the closed position and notices will be clearly posted containing the date of the winterization and our contact information.
Our initial clean is performed with attention to detail, transforming the interior of the property into a ready to show condition. Our thorough initial clean includes: vacuum carpets, wet mop vinyl and tile floors, clean all sinks, cabinets, countertops, appliances, toilets, bathtubs, showers and windows.
This service may include the removal of all debris from the interior and exterior of the property along with any hazardous material. Any outside items that detract from curb appeal can be removed (Christmas lights, dog houses, etc.), and vehicles are towed.
Initial lawn services are completed to the highest standards, providing curb appeal. Initial lawn service includes mowing the entire yard, weed eating, edging, shrub trimming, weed removal from flower beds, and removal of grass clippings.
Once our client has negotiated Cash for Keys settlement and arranged a date and time for the meeting, we will advance and distribute the funds, exchange funds for keys and secure the property by changing all exterior locks.
Our team will meet with local law enforcement, rekey the property, and manage personal belongings in accordance with state laws. We work with a national law firm to handle all aspects of the eviction process should our clients make the request.
